Booking conditions

1. Your booking

Sending the form is a booking request. It is not confirmed until we reply and confirm it. The total price is shown in the form before you send it; the security deposit (section 8) is not part of that price. To confirm it, send a €50 Bizum deposit to 672 398 524 within 24 hours, with the reference “Reserva San Francisco” and your name; if we do not receive it in that time, the request lapses. The balance is paid on arrival.

2. Prices

• Sunday to Thursday: €120 per night; Friday and Saturday: €150 per night, for up to 5 guests.
• Each extra guest (6th, 7th and 8th): €60 per night.
• Special dates: €200 per night for up to 5 guests, plus €60 per extra guest. They are listed on the home page.
• Stays of 7 nights or more: 15% off the total.
• Cleaning is not charged separately.

3. Check-in and check-out

• Check-in: from 15:00.
• Check-out: by 11:00.
• Minimum stay: 2 nights.

4. Capacity and floors

The house sleeps up to 8. It has two floors: for up to 5 guests one floor is opened, and for 6 to 8 guests both floors are opened. There is no lift; the floors are connected by stairs.

5. House rules

• No smoking.
• No parties or events.
• No pets, except assistance animals.
• Children are welcome. There are no cots.

6. Cancellation

Cancellation is free up to 5 days before the arrival date. Cancellations within those 5 days receive a partial refund.

7. Guest registration

Spanish law (Royal Decree 933/2021) requires us to send the authorities the details of everyone staying. Before arrival, or at the latest when you check in, every adult must provide their ID card or passport. You can do it on our guest registration page. We handle the data as set out in our privacy policy (in Spanish).

8. Security deposit

For direct bookings we ask for a refundable security deposit of €150.

• How: when we confirm your booking we will tell you how to pay it, either as a hold on your card (a temporary block of the amount, not a charge) or by bank transfer or Bizum, which we refund.
• When it is returned: we release the hold or refund the amount within 7 days of check-out, once the house has been checked.
• What can be deducted: only the documented cost of damage or of inventory items that are missing or damaged. Before deducting anything we tell you in writing, with photos and the replacement or repair cost.

The deposit is not a limit: if the cost of the damage is higher, we will send you the same documentation.

9. Inventory and condition of the house

The house is handed over with all its kitchenware, linen and decorative items. Please leave it as you found it. We check it after every stay and, if anything is missing or damaged, we will tell you within 7 days of check-out.
